The 18-hole “Outlaw” course is now known as Alto Golf Estates at the Outlaw.  The scenic course features 6,950 yards of golf from the longest tees for a par of 72 . Designed by John LaFoy, ASGCA, the original Outlaw golf course originally opened in 2008, and in the summer of 2011 was reorganized in a shared membership arrangement with Alto Lakes Golf & Country Club.

The summer rains are here and keeping the golf courses around Alto and Ruidoso nice and green, and if you have always dreamed of having a golf course home in the area, now is a good time to buy.  Prices are down and interest rates are still very low.

There are currently 38 residential listings within the Ruidoso MLS that are located on a golf course. This includes condos, town homes and site built homes on Cree Meadows and Alto Lakes.

One of the most exciting things to happen in the golfing arena here in Lincoln County, is that Alto Lakes Golf and Country Club has just acquired an additional 18 hole golf course called The Outlaw.   Now anyone who owns a full golf membership lot or home in Alto Lakes,  automatically has a membership to The Outlaw as well!  The additional cost is minimal at just $35 per month more in fees.  All of the Alto golf members that I have spoken to are very excited about this new turn of events.

A quick look at Alto Village, shows over 100 properties on the market, including both site built homes, and condo / town homes. In the last 30 days there have been numerous price reductions of 10-20% or more.  There have been 12 new listings added during that time and several new listings added within the last week.  Near the end of this article is a link showing all active listings for the Alto Lakes Golf & CC area ( sorted by price, low to high, click on photo for property details )

In looking at the current market for homes and town homes for sale in Alto Lakes Golf & CC,  I thought it would be interesting to compare the current stats to those reported in Aug, 2008 in Buyers Market in Alto – Aug. 2008 .

The number of site built homes,  with a full golf membership,  currently listed is 110, as compared to 82 in Aug. 2008.  The current median listing price for this group is $366,000 as compared to $407,250 back in August. The median price per sq. foot has dropped to a current price of $169 down from the previous number of $180 / sq. ft. The median listed home size is 1600 sq. ft. as compared to 2256 sq. ft. in August.

There are 26 homes currently listed in Alto with a social membership. The median listing price is  $356,000 with a median sq. ft. price of $167.  These numbers are down slightly from August, 2008 when the median price was $359,000 and price per sq. ft was $169, for the 23 properties that were listed then.

There are currently 8 town homes and condos  listed in Alto. Median price is $288,750 as compared to $399,000 in August. All but one of these properties have a Full Golf Membership.
