If you are looking for land to move a modular or manufactured home on to, there is currently a wide selection, in several price ranges. In the lower price range, from $8,000 to $40,000, there are 34 listings in the area north of Ruidoso to Capitan. Many of these are in the Rancho Ruidoso Valley Estates Subdivision, with lot sizes of 1/2 acre to 1 1/2 acres.

Most of these will allow new double wide homes. Median price on these lots is $12,250. Utilities are available on most ( but not all ) of these lots.

Acreage in the area north of Ruidoso to Capitan, where both modular and manufactured homes are allowed, and measuring from 2 to 10 acres in size, is more limited. Currently only 6 tracts are listed in the $40,000 to $80,000, with a median price of $56,250.

In Ruidoso, there are currently 20 lots measuring less than one acre, which allow for new or used manufactured and modular homes, and in the price range of $20,000 to $80,000. The median price on these lots is $29,900.

The Ranches of Sonterra is one of the primary subdivisions, in the Ruidoso area for those who are looking for a nice home on acreage.  The minimum lot size in this subdivision is 5 acres and horses are allowed.  The terrain is rolling hills, great views and a beautiful river valley. Twenty three homes are currently listed, and many of these have had price reductions of 10% to 20% over the last several months.

Current listings range in price from $225,000 to $979,000.  The average list price is $608,419, and the median is $585,000.  The average price per square foot is $195 and the median is $203.  The median days on the market for these listings 169 days.

Given these factors, and the current real estate market, buyers will likely find excellent value in one of Lincoln County’s most popular subdivisions.  In my opinion, one of the best values in Ranches of Sonterra at this time is a brand new 2750 square foot, single level, southwestern style home on 5 acres that is priced at just $187 per square foot ($499,000 list price).  This home features radiant floor heating, stamped concrete floors, 2 stacked rock fire places, 3 bdrms, 2 baths, plus an office. UPDATE – July 25, 2011:  I wanted to write a brief update on land – and just a few of the subdivisions in or near Ruidoso where you can buy lots or acreage, and compare how prices and features will vary among these areas.The areas I’ll be writing about are White Mountain Meadows, Alpine Village, Cedar Creek Ranchettes and Camelot. ( view links below for updated prices and lot availability )

White Mountain Meadows is one of Ruidoso’s mid to upper priced developments. Existing site built homes in this subdivision are listed at a median price of $449,900 (prices ranging from $175K to $690K, med. sq. ft price of $163 / ft) and currently there are 19 homes on the market. View lots in White Mountain Meadows, and White Mountain Estates.

Available lots in this area are in short supply. There are currently, 6 lots listed in White Mountain Meadows, prices range from $50,000 to $99,000. (Median price is $53,500) These lots generally will be at least a quarter acre to an acre in size, and offer amenities such village water & sewer, paved roads, restrictions, views, etc.

Alpine Village located on the Northwest corner of Ruidoso, just outside the Village limits. Home prices in Alpine Village are closer to the median for the Ruidoso area. Currently, there are 5 homes listed at a median price of $269,000, and median sq. ft price is $172 / ft.

Available lots in this subdivision are also limited, with only 3 listings in the local MLS.

Prices range from $19,500 to $27,000 and the median is $25,900. Lots range in size from one third to two thirds of an acre, roads are gravel, and community water is available.

Cedar Creek Ranchettes – shown in the photo on right, is located near the National Forest boundary in the Cedar Creek area, offers lots ranging from 1.6 to 4.1 acres in size. Median price on these parcels is $164,450. This is a gated community with underground utilities and a minimum building size of 2500 sq. ft. The terrain is heavily wooded and some lots have mountain views. Roads will be paved soon, and community water is provided for most lots. View land listings in Cedar Creek Ranchettes.

Camelot – located near on the south eastern side of Ruidoso (near the “Y”), this area offers a wide range of prices and features. Current home prices here show a median listing price $439,000 and price per sq. ft of $170 / ft., with 9 homes on the market at this time. View Camelot land listings

Lots vary widely in size and price, according to area within the area, but almost all have access to village water and sewer. There are several different NEW subdivisions within the Camelot area.

Camelot Crown Estates: 7 listings available, median price $46,900, most city utilities available, accessible via paved roads, wooded with views. New homes are being built in this area.

Camelot Mountain Tracts: 6 listings available, ranging up to 5 acres in size. These tracts show a median list price of $160,000, and offer features similar to Camelot Crown Estates.

Camelot Highlands: 15 listings available, median price $34,900, lots measuring about one half acre, & village utilities available.

Camelot Vista Estates: 47 listings available, median price per lot is $59,900. Lot sizes vary from 2/10 of an acre up to 1 acre. Most village utilities are available. These lots may also offer views and outstanding building locations.

Again, these are just a few of the subdivisions where lots or acreage are currently available. There are many more to choose from including some of the areas newest golf course developments. Stay tuned for more information on these areas too.

The Ranches of Sonterra is a premier acreage community located north of Ruidoso. The subdivision was completed in 1996, and consists of 497 tracts of land, ranging from 5 to 25 acre parcels. Utilities include electricity, telephone, and natural gas in some areas. Each property owner has to install their own well and septic system, but for people looking for a little elbow room without being too far from town, Ranches of Sonterra fits the bill.

Streets are paved, the views are gorgeous and horses are allowed. A minimum of 1,500 sq. ft. and architectural approval are required.

There are currently 30 lots listed in the subdivision ranging from $39,000 – $279,000, with a median price of $89,000. Location, views, slope and size of the lot account for the wide range of prices. Rest assured that the higher priced lots are going to be mostly level, and have killer views. Some of the best “Sierra Blanca” views in the county are visible from Ranches of Sonterra. In my opinion, vacant lots in Ranches of Sonterra are one of the best values in the area,with prices still averaging less than $20,000 per acre.
