Searching online for real estate in Ruidoso and Lincoln County has just become much easier for iPhone, iPad and Android users.  Try this new FREE Search app , called MyAgent by IDX, from the Apple iTunes store. ( You will need to have iTunes installed to download the app)

To download the app on an Apple mobile device, click the iPhone logo below.  Enter agent code 9270 when prompted, and let the search began.  All Ruidoso / Lincoln County MLS listings will be available for viewing.

Search options include: Map, hybrid, list, and filter. “Map” and “Hybrid” views, provides a broad geographic area, using Google Maps / Google Earth and will bring up all the listings in a given area. “List” displays properties in a list format, that were shown on the map, or from a filtered search.

“Filter” provides a way to search a price range, bedrooms, baths, sq. ft criteria – in order to filter / show only those properties you desire to see.

Just a quick update of listings in the Camelot area, including  Camelot Crown Estates, Camelot Mountain Tract, and Camelot Highlands.

As of mid August 2010 there are 8 site built homes listed ranging in price from $230K to $592K.  The median price for this group is $379.9K, and a median sq. ft. price of  $173 / ft.

The summer rains are here and keeping the golf courses around Alto and Ruidoso nice and green, and if you have always dreamed of having a golf course home in the area, now is a good time to buy.  Prices are down and interest rates are still very low.

There are currently 38 residential listings within the Ruidoso MLS that are located on a golf course. This includes condos, town homes and site built homes on Cree Meadows and Alto Lakes.

There continues to be great buying opportunities in Alto Village, with more listings on the market, as the summer season nears the midway point. Currently, there are 139 residential listings for sale (site built homes), and 123 land or  lot listings in Alto Village.

Looking at price ranges, there are currently 5 residential listings under $200,000. 32 properties are listed in the $200K-$300K range. 36 listings are priced between $300K-$400K. 22 listings in the range of $400K-500K. 27 listings are in the range of $500K-$700K, with 18 listings over $700K.

We are beginning to see some positive signs in our local real estate market. The sharp declines that occurred in 2008 and 2009,  are beginning to trend upwards.  Activity is up as buyers continue to look for bargains, and take advantage of the high inventory of available homes for sale.  Home buyer tax credits may have had some impact, but not as much as they have in areas that have more first time, and primary home buyers.

The following press release was recently issued by the Ruidoso/Lincoln County Association of REALTORS.

1^ST QUARTER 2010 HOME SALES INCREASE IN CITY AND COUNTY OF LINCOLN AS MEDIAN HOME PRICES RISE

(Ruidoso, NM – April 9, 2010)  The sky is not falling and home sales are on the rise.  The market is stabilizing and total sales of real estate for 2009 was off 8% from 2008.  That is a big change from the near 25% drop from 2007 to 2008.  Ruidoso and Lincoln County home sales had a 22%  increase over the 1^st Quarter of 2010 compared to the same quarter in 2009.  The overall median price of homes sold,  were up from $192,000 during the 1^st Quarter of 2009 to $246,500 in the 1^st Quarter of 2010, or an increase of 47.7%.  The average days on market for a home to sell increased from 214 days  to 256 days for the same 1^st Quarter period.  Homes in the $250,000 to $399,999 have seen the most sales activity.

Major price reductions occurred over the past year and were greatly needed in this downward business cycle.  Sellers are realizing that it is better to make a little profit and sell their home and move on to their next adventure, rather than, to coin a business sales term ‘bag an elephant’  that may be un-baggable or non-existent.

Overall consumer confidence in real estate is being bolstered by the less than optimum CD and savings rates of less than 1%.  Business activity in most offices has been steady to extremely busy, since Christmas.  The good snow has brought skiers to town, that have taken the time to look at homes that they had not been willing to look at this same time last year due to the uncertainty of the economy.

Home buyers received great news in November with the extension of the First Time Home Buyer Tax Credit and expansion of a $6,500 tax credit to existing home owners wanting to buy.  With interest rates at record lows, more competitively-priced homes, and a large inventory, there has never been a better time to buy.

There has been a lot of interest in log cabins this winter in Ruidoso. The snow and ski conditions have made many people think about owning a log cabin in Ruidoso, and how nice it would be to sit and watch the snow fall with a fire burning in a big rock fireplace.

Currently, there are just over 20 log homes or cabins for sale in the area.  Prices range from just over $200K to $1.5M.  the median price is $485K, with median square foot price at $199 / sq. ft.

Keep in mind that there are a number of small rustic cabins for sale, which may have “log siding”.  This is not true log construction, but has the look of logs, and may be priced much lower than larger homes made from real logs.

I know, this is not “Breaking News”, but there are lessons to be learned, especially for agents, home sellers and owners. I often get inquiries about business listings, so I thought I would give a summary of what is currently on the market in and around Ruidoso. A general search, shows 96 properties available. The chart below shows type of business and number of active listings in that category:

Some property types may be counted in more than one category, if it can show multiple uses. For example cabin operations might be listed as both multi-family income, and as a cabin operation. The “other” category, showing 28 properties, will include miscellaneous types, such as bed & breakfast, light industrial, recreational, etc.

There are some good buys, in every price range, especially the under $150K price range.
