Ranches of Sonterra - Acreage & Views near Alto, New Mexico

The Ranches of Sonterra is a premier acreage community located north of Ruidoso. The subdivision was completed in 1996, and consists of 497 tracts of land, ranging from 5 to 25 acre parcels. Utilities include electricity, telephone, and natural gas in some areas. Each
property owner has to install their own well and septic system, but for people looking for a little elbow room without being too far from town, Ranches of Sonterra fits the bill.
Streets are paved, the views are gorgeous and horses are allowed. A minimum of 1,500 sq. ft. and architectural approval are required. The median price for homes sold in 2007 was $570,000. The range was from $339,000 - $765,000.
Over the last few years, land values in Ranches of Sonterra have appreciated nicely. The chart below shows that over the last 4 years, the median sold price of undeveloped lots between 5 and 10 acres have appreciated an average of 24% per year.

The number of lots sold each year peaked in 2005 and with 63 and was down last year to 29 lots sold. I think this decline reflects not only a slow-down in the market, but also the fact that there are fewer lots on the market than there were in 2005.

There are currently 30 lots listed in the subdivision ranging from $39,000 - $279,000, with a median price of $89,000. Location, views, slope and size of the lot account for the wide range of prices. Rest assured that the higher priced lots are going to be mostly level, and have killer views. Some of the best “Sierra Blanca” views in the county are visible from Ranches of Sonterra. In my opinion, vacant lots in Ranches of Sonterra are one of the best values in the area,with prices still averaging less than $20,000 per acre.
